The Booking
- Bookings are made directly through the Site's booking calendar and are subject to availability.
- A booking is only confirmed once payment has been successfully processed via Stripe and you receive a confirmation email. Selected dates are held for 5 minutes during checkout while you complete payment; if you don't complete payment within that window, the hold expires, and the dates may become available to other guests.
- You must be at least 18 years old to make a booking, and the lead guest must be present for the stay.
- You are responsible for ensuring the number of guests, dates, and contact details entered at booking are accurate. The Property accommodates a maximum of 2 guests.
- We reserve the right to decline or cancel a booking at our discretion (e.g., suspected fraud, prior property damage by the same guest, or a booking that breaches these Terms), in which case we will refund any payment made in full.
Payment
- Full payment (plus any applicable cleaning fee, shown at checkout) is required at the time of booking to confirm your reservation.
- Payments are processed securely by Stripe. We do not store your full card details.
- All prices are listed in New Zealand Dollars (NZD) unless stated otherwise, and include GST where applicable.
Cancellations, Changes & Refunds
- Cancellations made 30 days or more before check-in receive a full refund.
- Cancellations made within 30 days of check-in are non-refundable, except where required by law.
- No-shows and early departures are non-refundable.
- If we need to cancel your booking (e.g., property unavailability due to unforeseen circumstances), you will receive a full refund of amounts paid; this is our sole liability in that circumstance, and we are not responsible for any other costs you may incur (e.g., flights).
- Date changes are subject to availability and may be arranged by contacting the host directly; a new booking may be required if availability doesn't align.
Check-in / Check-out
- Check-in: 1:00 pm–9:00 pm on the day of arrival.
- Check-out: before 10:00 am on the day of departure.
- Check-in is fully self-service via smart lock; your access code will be sent before arrival.
- Early check-in or late check-out is not guaranteed and should be requested directly with the host in advance.
Using the Property
By staying at the Property, you agree to:
- Use the Property only for lawful, residential/holiday purposes and not exceed the maximum occupancy of 2 guests without prior agreement;
- Take reasonable care of the Property, its fittings, furniture, and smart-home systems, and leave it in a similar condition to how you found it;
- Observe quiet hours in the evening, out of respect for neighbouring properties;
- Do not smoke inside the Property;
- Do not bring pets without first messaging the host and receiving approval;
- Comply with any reasonable instructions from the host regarding use of the Property, including its automated/smart-home features.
Security Cameras
The exterior of the Property has security cameras covering outdoor areas only (no cameras inside the house), used for safety and security purposes. See our Privacy Policy for details on how this footage is handled.
Damage & Liability of the Guest
- You are responsible for any damage, loss, or excessive cleaning required as a result of your stay (or that of anyone you allow onto the Property), beyond normal wear and tear. We may charge the payment method used for booking, or invoice you separately, for reasonable repair or replacement costs.
- You are responsible for your own belongings; the Property owner/host is not liable for loss, theft, or damage to personal property during your stay.
Our Liability to You
- We take reasonable care to ensure the Property is as described on the Site and is safe and fit for a holiday stay. However, to the maximum extent permitted by law, we do not accept liability for any indirect or consequential loss, or for circumstances outside our reasonable control (see Force Majeure below).
- Nothing in these Terms limits any rights you have under the New Zealand Consumer Guarantees Act 1993 or Fair Trading Act 1986 that cannot lawfully be excluded.
- Guests using the Property, including any smart-home features, outdoor areas, or amenities, do so at their own risk, and should take reasonable care for their own safety, particularly around the fireplace, loft staircase, and balcony.
Force Majeure
We are not liable for failure to provide the Property, or for cancellations, arising from events beyond our reasonable control, including natural disasters, extreme weather, civil unrest, pandemic-related restrictions, or government action. Where reasonably possible, we will offer a credit or reschedule rather than a straight cancellation in these circumstances, at our discretion.
Accuracy of Information
We make reasonable efforts to keep the Site's description, photos, amenities list, and availability calendar accurate and up to date. Minor variations (e.g., seasonal changes to decor, amenity model changes) may occur and do not constitute a breach of these Terms.
Reviews
Guest reviews displayed on the Site are drawn from our existing Airbnb listing history and reflect genuine past guest feedback.
Governing Law
These Terms are governed by the laws of New Zealand, and any disputes are subject to the exclusive jurisdiction of the New Zealand courts.
Changes to These Terms
We may update these Terms from time to time; the version in force when you complete your booking will apply to that stay. The “Last updated” date above reflects the most recent version.
